Important Tips for Selling Your House in Today's Market

These past few years have been challenging times in the real estate world to say the least. Now more than ever it's important to know what you need to do to to get your house sold.

  1. PRICE: Pricing is key now more than ever as as buyers have many options including buying short sales and foreclosures that may be priced as much as 40% below market value. Looking at comparable homes that have sold will give you an indicator of both market time and what a buyer might be willing to pay.
  2. CONDITION: With more homes available, the condition you have your house in is critical. Start by de-cluttering so you can see what else you may need to do. Plan on getting the carpets cleaned and possibly touching up the interior paint at the very least. A pre-inspection with a structural inspector can better prepare you for uncovering issues that may be deal breakers for your buyer.
  3. CURB APPEAL: Curb appeal is very important as it is the first impression a buyer has of your home and the way its been maintained. Consider investing in new bark for the yard. And, don’t forget the front door. Sometimes a new paint job and fresh kick plates can make a significant difference.
  4. MAKE YOUR HOME AVAILABLE: Being on the market can be a nuisance but keep in mind the ultimate goal you have of getting the house sold. The lockbox provided by your agent will allow other agents access after they place a courtesy call to you letting them know when to expect you. When at all possible, don’t change the appointment time. Chances are you’re one of many houses on the tour and may be overlooked if your home wasn’t available.
  5. KEEP INFORMED OF THE MARKET CONDITIONS: If your house is not selling, look at all of the previously mentioned items to re-evaluate your position. Consider a price reduction to show your motivation and to match up to the current market conditions. Perhaps make an improvement based on feedback from people who have seen the home.
